Management

·        Blue Sky Realty acts as a buffer between Owner and Tenant

·        Handle all tenant calls/issues

·        Collect Rent

·        Manage Landscaping Maintenance Contract

·        Under $200, we will send technician to fix problems with property.

·        Monthly Invoices with rental income, less fees, to be sent to owner regarding property accounting.

·        Property issues greater than $200 will be sent out for bid, owner to decide which bid to go with to repair property.

·        Property Inspection every 6 mo.

·        Assist with eviction process, $50/hr + filing costs

 

Property Maintenance Costs

·        $330 or $430 or $555/yr., owner needs to establish a home warranty to cover home, AC and refrigerator, washer, and dryer, swimming pool and spa, if included in rental.

·        $200 is held in a Brokerage account to be used for property maintenance and utilities.

·        Lessee’s deposit is transferred to homeowner.

·        Should a portion of the retainer funds need to be used to maintain  owner’s property, a portion of the rents will be used to bring the balance back up to $200.

·        Owner is financially responsible for any and all repairs, mortgages, insurance, maintenance-including landscape maintenance, utilities, home warranty service calls, with regards to their property.

Blue Sky Realty Fees

·        Getting property rented: one time $200 set-up fee and one-half month’s rent, each time a new tenant needs placed into the property, paid in advance.

·        Management Fee: Monthly Fee of 7% of the rental amount, deducted from rent paid or invoiced to owner should tenant not pay rent.
